Exterior Waterproofing

Interior French Drains and Sump Pumps

For most existing Portland basements, an interior perimeter drain paired with a sump pump is the practical solution. We cut a channel along the slab perimeter, install perforated drain pipe in a gravel bed, and route everything to a sump pit with a primary pump and battery backup. Vapor Barriers

Even after active water intrusion is handled, moisture vapor migrates through concrete continuously. Insulation for Below-Grade Spaces

Ceiling Height and Older Portland Basements

Oregon code requires a minimum 7-foot finished ceiling height in habitable rooms. Many older Portland basements — particularly homes built before 1960 — have raw heights of 6 feet 8 inches to 7 feet 2 inches, leaving almost no room for insulation, framing, and a finished ceiling.

When the raw height is close to code (7 feet 2 inches or better), we use direct-applied drywall on the joists (saving 4–6 inches versus a dropped ceiling) and route ducts and pipes into perimeter soffits to keep the central ceiling at maximum height. When the height is too short, slab lowering — excavating and repouring the floor at a lower elevation — can gain 12–18 inches of headroom. Both approaches are planned during layout, not discovered mid-build.

Older basements also bring rubble stone or unreinforced block foundations, knob-and-tube wiring, galvanized pipes, and cast-iron drains. We assess all of these during the initial walkthrough and include any necessary remediation in the written scope — so the cost is known before work starts, not discovered behind drywall.

Electrical and Plumbing Rough-In

A typical basement finish requires 3–6 new electrical circuits: general lighting, receptacles (code requires outlets every 12 feet along walls), dedicated circuits for bathrooms or kitchens, and often a dedicated circuit for a workshop or home theater. If the existing panel lacks capacity, we coordinate a panel upgrade as part of the scope.

Basement bathrooms are straightforward when the sewer line exits below the slab — we trench through the concrete and connect to the existing drain. When the sewer exits above the slab, a sewage ejector pump lifts waste from the basement fixtures up to the connection. We size the ejector for the actual fixture count, install it with a sealed basin and check valve, and wire the alarm to an audible alert on the main floor. Egress Windows and BDS Requirements

Portland's Bureau of Development Services enforces Oregon Residential Specialty Code for egress in basement bedrooms: a minimum net clear opening of 5.7 square feet, minimum 24-inch height, minimum 20-inch width, and a sill no more than 44 inches above finished floor. Below-grade windows require a window well with at least 36 inches of projection from the wall.

We saw-cut the concrete or block, install a structural header and frame, set the window, excavate and install the window well with drainage tied to the perimeter drain system, and backfill. The well gets a rated grate cover and a ladder if the depth exceeds 44 inches. This is structural work requiring engineering review and a BDS permit — an unpermitted egress window will flag on any future home inspection or sale.

Radon Considerations in Oregon

The EPA considers most of the Portland metro a Zone 2 (moderate potential) for radon — a naturally occurring radioactive gas that seeps through foundation slabs and walls. Oregon doesn't require radon testing or mitigation as part of a building permit, but the Oregon Health Authority recommends testing every home below the third floor.

We rough in a passive radon mitigation pipe during every basement finish — a PVC stack from below the slab through the roof. If post-construction testing shows levels above 4 pCi/L, activating the system requires only adding an inline fan. Roughing in the pipe during construction costs a few hundred dollars; retrofitting after the space is finished costs several thousand.
