Front of House

Code Compliance: What Actually Gets Checked
Restaurant remodels in Portland get more regulatory scrutiny than almost any other commercial project type, because you're stacking building code, fire code, plumbing code, and health code on top of each other in one space. Here's what we plan for on every job:
- Portland BDS tenant improvement permit: Any change to floor plan, occupancy, MEP systems, or structural elements requires a TI permit through the Portland Bureau of Development Services. Change of use (e.g., retail space converting to restaurant) triggers a full life-safety review, not just a cosmetic permit.
- Multnomah County / Clackamas County Environmental Health: Restaurant plans require health department plan review and approval before BDS will issue the permit in most cases, and a pre-opening inspection before you can serve the public. Can I keep my existing hood system if I'm changing cooking equipment?
